The Irish planning board has approved a major residential development project in the Drumcondra area of Dublin. The project, promoted by the Irish branch of real estate company Hines, is located on the former site of Holy Cross College and involves a total investment of approximately €646 million.A rendering of the proposed €646 million large-scale apartment development on the former Holy Cross College site in Drumcondra.

The planning permission allows for the construction of a residential development scheme on the site, featuring apartment buildings up to 13 stories high, providing a total of 1,131 residential units. The unit mix includes 268 studio apartments, 282 one-bedroom apartments, 392 two-bedroom apartments, 132 three-bedroom apartments, and 57 four-bedroom apartments. The planning board attached several conditions to the permission and deemed the scheme an efficient use of planned land within the urban area, contributing to increased housing supply and having a positive impact on the community's physical and social infrastructure.

This residential development plan had previously undergone revisions and an appeals process. The approved scheme is scaled back compared to earlier versions. According to planning documents, 113 of the residential units are planned to be sold at an agreed price to Dublin City Council for social housing purposes.

With the final planning permission secured, the residential project is expected to move into subsequent implementation phases. Such large-scale residential developments help address regional housing needs and influence urban construction.
