With this new lease, its total area increases to approximately 40,000 square meters, completing full occupancy of the asset.

Constructed on a 60,138 square meter plot, the facility is a state-of-the-art logistics building comprising 37,486 square meters of warehouse space and 2,364 square meters of office space. This expansion, advised by the consulting firm Invertica Irels, aims to support the continued growth of this Spanish-German multinational and enhance its operational capabilities to better serve clients in the chemical and industrial sectors.

The facility's design emphasizes sustainability, energy efficiency, and safety, having achieved a "Breeam Very Good" certification. Its features include an LED lighting system, utilization of natural light, and strict compliance with high-risk Class 8 fire load specifications, ensuring operational safety.

The strategic location of the Constantí Industrial Park offers excellent connectivity to major road infrastructure, such as the AP-7 and AP-2 highways, providing quick access to Barcelona, Levante, and Zaragoza. Proximity to Tarragona, the largest chemical hub in Southern Europe, further enhances the facility's appeal to specialized logistics operators.

Data shows that at the beginning of Q1 2026, Constantí had only 24,000 square meters of available logistics space, reflecting the high absorption rate in the southern Catalan axis and the strong demand from industrial and specialized logistics operators. Currently, the southern third ring concentrates about 50% of Catalonia's available space, approximately 211,000 square meters, primarily located in the Valls Industrial Park.
