Lovett Breaks Ground on Interchange 80 Urban Infill Development in Texas

Wedoany.com Report-Feb 26, Lovett Industrial, an American company, together with a real-estate fund guided by Crow Holdings Capital, has started building Interchange 80, a logistics development in Mesquite, Texas, US. Located at the northeast corner of US 80 and 635, this project occupies the final undeveloped plot at this interchange.

The Class A facility will feature a 203,169-square-foot rear-load building with a 32-foot clear height, a 6-inch reinforced concrete slab, and 40 dock-high doors. Spanning 14.02 acres, it will include a 130-foot truck court and can support up to 72 trailer parking spaces, depending on tenant needs.

Construction of Interchange 80 is expected to finish in the fourth quarter of 2025. The design accommodates various tenants, offering spaces from 67,723 square feet to the entire building.

Lee & Associates, a commercial real-estate firm, will handle marketing and leasing through Brett Lewis, Taylor Stell, and Alex Wilson. Texas Capital Bank is funding the construction, with Conlan Construction serving as the general contractor. LGE Design oversees the architectural plans, while Kimley-Horn and Associates manages civil engineering tasks.

The project reflects a collaborative effort with local authorities to enhance the area’s logistics capabilities. Last November, Lovett Industrial also began construction on 121 Logistics Park, another development in the Dallas-Fort Worth region, showing its ongoing commitment to expanding in this market.
