The land, located near Citrus Road and Indian School Road, was acquired from First Industrial Realty Trust of Chicago for $131 million. In comparison, Microsoft paid $37.11 million for the previous 150-acre property in April 2019. Including other acquisitions in the area, Microsoft's total land holdings here now exceed 550 acres.

Microsoft declined to disclose specific plans for the property to CoStar, but the site's proximity to the existing development suggests it will likely be used for data center campus expansion. According to CoStar, the campus currently comprises six data center buildings, some completed, some under construction, and others in the planning stage. Microsoft launched its Azure US West 3 cloud region in Phoenix in June 2021, with the campus's first building opening the same year. Goodyear is located directly west of Phoenix.

Microsoft is also developing another data center campus in the neighboring city of El Mirage, also in Maricopa County, and filed an expansion application in November 2024 to increase the number of data center buildings on that campus to five.

Other players in the Phoenix metropolitan area include Polish software company Comarch, as well as EdgeCore, Meta, Novva, Apple, CyrusOne, and NTT. Amazon is planning two campuses in Mesa, and landowner Pacific Proving also plans to develop a large campus in the region.
