Near-saturation occupancy rates in Mexico's major industrial parks drive new investments

According to Spot2.mx data, occupancy in Apodaca, Nuevo León, ranges between 96% and 97%, while Aguascalientes has virtually no available space left. This scenario is creating new opportunities for investment in industrial infrastructure through crowdfunding (financiamiento colectivo) models.

The main challenge for market growth is no longer a lack of demand, but rather access to capital for developing new warehouses and industrial parks. In this context, real estate crowdfunding platforms (crowdfunding inmobiliario), regulated by the National Banking and Securities Commission (CNBV) under the Fintech Law, are beginning to cover areas traditionally not addressed by commercial banks and large investment funds. As of mid-2025, nine platforms have been authorized to operate as collective financing entities in the real estate sector, with seven of them actively operating.

Vianey Macías, Head of Market Research at Spot2.mx, stated that occupancy rates in the most in-demand industrial corridors can already be considered saturated. She noted that financing bottlenecks in building new infrastructure are making crowdfunding increasingly important in channeling funds from individuals and small businesses into logistics and industrial projects.

The analysis shows that Apodaca has the highest implied annual yield among corridors, close to 8.5%, driven by the strong performance of the local automotive and manufacturing supply chains. In El Marqués, Querétaro, occupancy rates range between 94% and 96%; Zapopan Norte maintains levels of 93% to 95% due to e-commerce growth; and Tlalnepantla records the highest industrial rents nationwide, averaging $12.50 USD per square meter per month, reflecting the scarcity of available space.

Spot2.mx added that the "Plan México 2025-2030" proposes building 100 industrial parks, offering up to 20 million pesos in credit for small and medium-sized enterprises, and providing guarantees of up to 80% for first loans, which is expected to strengthen the development of new logistics infrastructure. The combination of industrial policy and crowdfunding is anticipated to expand space supply to meet manufacturing growth and demand from companies relocating to Mexico. The platform concluded that high occupancy rates in major industrial corridors confirm Mexico's attractiveness for productive investment. In this environment, crowdfunding is emerging as an alternative to accelerate infrastructure development and support the growth of strategic sectors such as nearshoring, logistics, and specialized manufacturing.
