en.Wedoany.com Reported - The Board of Directors of the Port Authority of Seville (APS) has approved an urban development agreement to be signed with the Seville City Council, aimed at accelerating the approval and execution of the revision of the ARI-DBP-08 area within the General Urban Plan (PGOU). Located east of Avenida de Las Razas, this area will integrate public spaces, green landscapes, socio-cultural and educational facilities, housing (including both free-market and subsidized units), and commercial activities, with the goal of promoting integrated port-city development.

The plot is situated opposite the Las Razas warehouses, within the port city area. Once the urban planning revision is approved, its buildable area will be reduced by 30% to facilitate a more open connection between the city and the dock basin. Key measures in the agreement include swapping the land used for the April Fair, owned by APS, for development rights in the ARI-DBP-08 zone. The fairground plot lies within the port's public domain, on the site of the former port railway line, parallel to Avenida Juan Pablo II. Additionally, the Port Authority will contribute $2.3 million for local supporting facilities in the area, including the conversion of the "Casa del Pescador" (Fisherman's House) building into a community center. The agreement also stipulates that plots currently occupied by the Punta del Verde School, Corpus Christi School, and the Andalusian Scientific Computing Center will retain their existing uses, and APS will transfer these unencumbered plots free of charge to the Seville City Council.
In the ARI-DBP-08 area, warehouses and storage sheds currently separate the city from the port district. Upon approval of the PGOU revision, the buildable area of the plots will be reduced from 137,000 square meters to 98,000 square meters, and the land use will be reclassified from "advanced services" to "residential and commercial." This overall reduction in buildable area aims to eliminate the barrier effect along Avenida de Las Razas, enhance physical and visual permeability between the city and the dock basin, and highlight the value of the 1929 Pavilion and the port warehouses.
The new plan will improve lateral connectivity, prioritizing pedestrian spaces and east-west links. The area will be centered around a comprehensive public space system, completing the entrance area of the Guadaíra Park and restoring the old square of the 1929 Exhibition. The plan also proposes widening Avenida de Las Razas to accommodate broader sidewalks, strengthening the "gateway" role at the intersection of Páez de Rivera and Avenida de Las Razas, and preserving existing socio-cultural facilities.
During the board meeting, the Port Authority also approved the extension of the license for Remolcadores del Guadalquivir SA to continue providing technical nautical services for ship towing. Additionally, the meeting approved the administrative concession of a 7,000-square-meter plot on the Bonanza Beach in Sanlúcar de Barrameda to the Marandal Shipyard for access to its facilities. Furthermore, the board approved the annual accounts for fiscal year 2025 and took note of the progress of the 2027 Corporate Plan.
