Capital&Centric Selected for Five-Site Regeneration Project in Rotherham, UK

en.Wedoany.com Reported - Rotherham Metropolitan Borough Council in England has appointed social impact developer Capital&Centric as its development partner to advance regeneration plans for five central locations in the town.

The council's cabinet approved the appointment at a meeting, paving the way for development work along the riverside area and town center sites. The proposals involve transforming part of the riverside into three interconnected residential communities, while two additional town center sites are designated for mixed-use urban development. These plans focus on delivering new homes with private gardens, as well as commercial spaces for independent businesses such as cafes, bars, and creative studios.

Cabinet members will consider £2.42 million ($3.24 million) in funding to move the project to the next stage. If approved, the funds will be used to complete full designs, business cases, and planning applications. More detailed proposals will be brought back to the cabinet for consideration before final construction decisions, with construction currently targeted for 2027. If approved, construction could begin as early as 2028.

Three sites—Westgate Car Park, along Sheffield Road, and Statutes Car Park—are being considered for creating new riverside residential neighborhoods. Initial concepts suggest approximately 225 homes could be built on these plots. The focus is on providing apartments and houses designed for modern town center living, aiming to attract new residents and support local economic activity.

The remaining two sites—Snail Yard and 3-7 Corporation Street—are planned for smaller-scale mixed-use developments, combining office and retail space with new housing. The proposal for Snail Yard centers on a courtyard layout, while Corporation Street will feature duplex apartments above ground-floor commercial units.

John Williams, Rotherham's cabinet member for transport, jobs, and the local economy, said they have been working closely with Capital&Centric and are pleased to continue this partnership, noting that the plans demonstrate creativity and vitality. He envisioned a future where people choose to live, work, and spend time here, and said this is part of the council's commitment to creating a thriving town center.

John Moffat, joint managing director of Capital&Centric, said all five sites are full of potential, with the goal of creating an interconnected community that complements the best of Rotherham and is full of character, independence, and vibrancy. He noted that the combination of riverside homes, green spaces, and commercial spaces for residents and local businesses is how the plan aims to create a lasting community, not just buildings.

These sites are part of the broader Don Valley Corridor plan, which is part of the Mayor's Investment Zone. The initiative includes the proposed Gateway Station and Magna Tram Train, aiming to create 8,000 jobs, deliver 3,000 new homes, and bring a £1.2 billion economic boost to the region.
