UK's Wates Selected for £209 Million Residential Area Regeneration Project Development

en.Wedoany.com Reported - On October 9, Welsh housing body Trivallis announced that it had selected Wates Residential as the development partner for the Penrhys residential area regeneration project in the Rhondda Cynon Taf area. The proposed contract value listed in the UK government procurement notice is £209.33 million. The project plans to build 800 to 900 homes in phases over approximately 10 years, with about 121 homes in the first phase. The two parties intend to sign the contract on October 20 and aim to obtain planning permission by the end of 2026.

The Penrhys residential area covers approximately 24 hectares and had 951 homes when it was completed in 1968. After multiple rounds of demolition and resident relocation, about 200 homes remain. The regeneration plan covers new-build and replacement housing and intends to adopt a housing mix combining private sale, shared ownership, and social rent. The first phase will be located on the northwest side of the residential area, with plans to build about 121 homes.

The overall development plan includes a new community center, approximately 1,000 square meters of commercial space, public green space, children's activity facilities, and community support buildings, as well as plans for replacement primary school facilities. The new housing will be coordinated with arrangements for rehousing existing residents, and the project site will implement housing demolition, site preparation, and new construction in phases.

According to the procurement documents, Wates will participate in housing design, phased construction, and investment and development of housing across different tenure types, and will be responsible for full-process management from planning and construction to sales and post-delivery services. The procurement process began with prequalification in November 2025, followed by solution solicitation and negotiation from January to April 2026, and the final tender stage was completed on July 21. The contract award notice published on October 9 confirmed Wates Construction Limited as the selected supplier.

The procurement notice stipulates that the contract is intended to take effect on October 20, 2026, with an initial term until October 19, 2036, and may be extended until October 19, 2041. Trivallis plans to start housing construction in 2027 and is currently advancing project planning approval with Rhondda Cynon Taf Council.
