The Naigaon BDD Chawl redevelopment project is part of the larger BDD Chawl redevelopment project, which covers 15,593 apartments across Naigaon, Worli, and Parel. After the latest round of handovers, the proportion of redeveloped apartments allocated to affected residents has reached 18% of the total target.
A senior Mhada official, speaking on condition of anonymity, told the Hindustan Times that the authority recently received occupancy certificates for Towers 1, 2, and 3 in Naigaon, which contain over 500 apartments, and allocation will begin from Friday.
The allocation process will take place at Mhada's project office in Naigaon, Dadar, in the order of Tower 2, Tower 1, and Tower 3. The Naigaon BDD Chawl redevelopment project, now named Dr Babasaheb Ambedkar BDD Complex, comprises 20 23-storey rehabilitation towers spread across two complexes.
The first round of handovers began on March 16, involving 864 apartments across five towers. Upon completion, the complex will house 3,344 residential and non-residential tenants living in 42 existing Chawls. Residents of these Chawls, who have lived for generations in 160-square-foot single-room apartments, will receive two-bedroom apartments with a built-up area of 500 square feet, along with the option of transit accommodation or an advance rent assistance of Rs 25,000 per month for 11 months.
The BDD Chawl redevelopment project spans approximately 86 acres across Worli, NM Joshi Marg in Parel, and Naigaon, covering about 207 Chawls and 15,593 residents. The Worli project will accommodate 9,689 residents across 34 rehabilitation towers, while the NM Joshi Marg project will house 2,560 residential and non-residential tenants across 14 rehabilitation buildings. The overall deadline for the project is 2029.
In Worli, 556 rehabilitation apartments were handed over to affected residents on August 15, 2025, by Chief Minister Devendra Fadnavis and Deputy Chief Ministers Eknath Shinde and Ajit Pawar. Ajit Pawar died in a plane crash on January 28 this year. Officials stated that allocation letters for an additional 827 apartments in Worli began being issued on May 21 this year, and the allocation process is ongoing.
