en.Wedoany.com Reported - NorthstarMLS and REcore Solutions have jointly launched Project NexusRE™, a patent-pending infrastructure layer designed to help brokers and Multiple Listing Services (MLS) understand how AI systems access, use, and monetize listing data, while providing corresponding governance controls for such interactions. The project is currently in active development.
As AI tools increasingly process listing data on the web, this data is being used by more locations and systems than brokers can currently see or control. Positioned between MLS data and the websites, applications, and AI systems that use it, Project NexusRE provides a universal framework to manage permissions, monitor usage, and maintain accountability in interactions. For brokers, the framework creates a standardized environment for AI tools used daily, ensuring that information generated from MLS data follows consistent industry rules.
Unlike solutions that centralize or replace local MLS systems, Project NexusRE aims to strengthen the industry's existing cooperative structure. It applies updatable permissions and policies regardless of how listing data is accessed, and is open to MLS systems and brokers of any size. "The use and misuse of machine learning-based platforms is an area MLS has not yet touched," said Art Carter, CEO of REcore. "Project NexusRE will introduce governance, cooperation, rules, permissions, local market expertise, and trusted workflows between MLS databases and machine learning-based platforms. It is designed to help the industry manage these connections in a way that protects trust and supports the entire real estate ecosystem."
Much of the current infrastructure governing MLS and broker listing data was built before AI-driven systems became part of daily operations. Listing data rules are scattered across disconnected protocols, APIs, policies, and technical systems, making consistent enforcement difficult. "Artificial intelligence is reshaping how consumers search for homes, how brokers serve clients, and how businesses interact with real estate data. Yet much of the industry's infrastructure was built for a different era," said Tim Dain, President and CEO of NorthstarMLS. "The opportunity in real estate is enormous, but so is the responsibility to build systems that can evolve with the times while maintaining confidence in data governance and sharing. Project NexusRE is built for that future." The project is specifically designed for LLM connection standards, enforcing governance consistently across channels through built-in permissions, compliance screening, and usage metering mechanisms. It also plans to offer contribution-based credits for brokers providing data, as well as a governed environment for building compliant real estate software and additional real estate datasets, such as public records.
Project NexusRE is initiated by NorthstarMLS, the patent assignee, and commercialized by REcore. Initial testing is expected to begin in summer 2026. NorthstarMLS and REcore invite MLS systems, associations, and industry partners to engage early to help evaluate use cases and governance models, and to participate in deployment opportunities as development progresses. "We are still in the early stages of understanding what AI ultimately means for real estate," said Dain. "But the infrastructure decisions made today will shape how the industry operates for years to come. We believe this is work the industry cannot afford to ignore and should not outsource.
