en.Wedoany.com Reported - Fusion Student has submitted a planning application for a 39-story, 818-bed student accommodation project on a long-vacant plot at Whitworth Street West. The submission follows a public consultation on the proposal held by the developer last year.

The site, located at 10-12 Whitworth Street West, was acquired by Tri7 (now part of Fusion) in 2024 for £16 million. It was previously intended for a £125 million, 35-story rental tower with 327 apartments led by Paul Rothwell's Vision Manchester SPV, which entered administration before the project could be realized.

Designed by Corstorphine & Wright Architects, the project will include a mix of single studios and cluster apartments, along with resident amenities housed within a slender, pale red tower. The scheme will also add to the emerging cluster of high-rise buildings in the area.

The site was cleared in 2016 and sits opposite Property Alliance Group's Axis Tower, adjacent to Glenbrook's proposed 44-story tower (on Whitworth Street West), and close to Salboy's Viadux Phase 1 and its planned 76-story Phase 2.

Fusion's submission for Whitworth Street West comes as the developer's 28-story project on nearby Deansgate South nears completion. That project was initially refused by Manchester City Council's planning committee but was later approved on appeal.

Cushman & Wakefield provided planning consultancy for the project, with the consultant team also including GIA, Stantec, Alder King, Wardell Armstrong, G&T, Park Hood, Sandy Brown, Amber, Shear Design, Montagu Evens, and RHomco.
