en.Wedoany.com Reported - The Berkeley Zoning Adjustments Board will meet tomorrow to discuss approving a use permit for 2614 Telegraph Avenue. The project would pave the way for demolishing a small residential building on the site and a small commercial building on an adjacent lot. After demolition, the two lots would be consolidated into a larger L-shaped parcel, accessible from both Telegraph Avenue and Carleton Street.

The project is applied for and designed by Gunkel Architecture. According to the plan, the proposed building would be five stories, rising approximately 60 feet above the street, containing 32 residential units and approximately 600 square feet of ground-floor commercial space.
The building adopts a slender L-shaped layout to match the consolidated lot, maximizing the footprint, and therefore features two facades with slightly different styles. Both use charcoal gray stucco and gray phenolic panels, but the facade facing Telegraph Avenue emphasizes darker elements, contrasting with the bright, transparent windows of the ground-floor commercial space.

The building is located in Berkeley's Southside neighborhood, within walking or biking distance of the UC Berkeley Campus. The proposed redevelopment aligns with the trend of neighborhood densification, aiming to meet housing demand. Future residents will have convenient access to dining, shopping, and other amenities, with easy commutes to UC Berkeley or Downtown Berkeley. The building plans to provide 40 bicycle parking spaces to meet tenants' transportation needs.
