UK-based PLP Architecture Secures Planning Permission for 30-Room Hotel and Spa in Knightsbridge

en.Wedoany.com Reported - Global architecture firm PLP Architecture, on behalf of real estate investor JohnMichael Mouskos, has obtained planning permission from the Royal Borough of Kensington and Chelsea to transform the property at 30 Pavilion Road, Knightsbridge, into a 30-room boutique hotel and spa. The approval marks the establishment of another high-end hotel destination in the Knightsbridge area.

Historically serving as stables and service quarters for the mansions on Sloane Street, Pavilion Road has evolved into a distinctive neighborhood featuring independent shops, restaurants, residences, and hotel services, acting as a key link between Sloane Square and Knightsbridge. The renovation of 30 Pavilion Road will drive the ongoing transformation of this street, injecting new vitality into it.

This project further expands PLP's hotel portfolio in London. The portfolio includes Pan Pacific London at One Bishopsgate Plaza, which won the AA Hotel of the Year Award in 2022, and the Mandarin Oriental Bankside, scheduled to open on the South Bank in 2028. Additionally, the project draws on the firm's experience in conservation areas, such as the project at 60 Curzon in Mayfair.

PLP Architecture's proposal replaces a previously approved mixed-use hotel and residential scheme with a unified hotel and spa concept. The design is positioned as a sensitive renovation aimed at retaining more of the existing building fabric, while carefully reorganizing the internal spaces to enhance the building's quality, accessibility, and operational efficiency as a future wellness destination.

The architectural approach preserves the original character of this 18th-century building while addressing a series of incongruous alterations accumulated over time. Existing facade elements and the original entrance are retained wherever possible, supplemented by new custom-made painted timber sliding sash windows (with traditional detailing), a re-laid natural slate Mansard roof, and recalibrated lead-clad dormer windows. The approved scheme also includes basement works and a carefully integrated rooftop addition.

The design preserves and enhances the existing architectural features while creating a highly personalized and fully functional boutique hotel and spa, which will add a unique new chapter to Pavilion Road and reinforce the special character of the Knightsbridge area.
