German Unizell leases 18,000 sqm of warehouse space at Baytree logistics park

en.Wedoany.com Reported - On August 27, Baytree confirmed that its logistics and industrial park in Schwanewede, near Bremen, Germany, was completed in August, with Unizell Medicare becoming the first tenant. Unizell has leased two of the park's three independent units, covering approximately 18,000 square meters of warehouse space for the storage and handling of medical products and medical consumables, along with accompanying office and staff amenity areas.

The project is located in the Blumenthal industrial and commercial area, covering 54,558 square meters, with 26,670 square meters of warehouse space, 1,872 square meters of mezzanine, and 1,668 square meters of office and staff amenity facilities. The three units can operate independently, and the building features 26 loading docks, 3 ground-level roller shutters, 12 truck parking spaces, and 91 car parking spaces. The warehouse has a clear height of 12 meters, a floor design load of 5 tons per square meter, and is equipped with fire alarm and ESFR (Early Suppression Fast Response) sprinkler systems.

The third unit, not yet leased by Unizell, continues to be marketed to logistics, industrial, and trading companies, including 8,141 square meters of warehouse space, 546 square meters of mezzanine, and 568 square meters of office and staff amenity space. The park connects to the A27 and A1 motorways, approximately 50 kilometers from Bremerhaven container port and about 30 kilometers from Bremen Airport.

Baytree submitted the construction application for the project in January 2025, commenced construction on September 30 of the same year, and completed development in August 2026. The building features modular air-source heat pumps, intelligent LED lighting controls, and WGK III-class floor sealing, with a rooftop photovoltaic system of approximately 2.5 MW peak capacity, as well as green roofing and partial facade greening. The office areas are equipped with reversible air-source heat pumps, cooling systems for server rooms and office spaces, and CAT 7 network cabling.
