The scheme will deliver five detached speculative units, providing approximately 223,000 square feet of high-quality space in one of the most supply-constrained areas of the South Coast industrial market. Unit sizes range from approximately 25,000 to 100,000 square feet, catering to the diverse needs of manufacturers, distributors, last-mile operators, port-related businesses, and defense supply chain users.

T Park Southampton is situated adjacent to Junction 2 of the M27 motorway, providing direct access to the wider South Coast region, the M3 motorway, London, and the national motorway network. The site is approximately 5.5 miles from the Port of Southampton, the UK's second-largest container port and one of the country's most important deep-sea trade gateways. The project targets a BREEAM "Excellent" rating, with office spaces achieving EPC A+ and warehouse spaces achieving EPC A. Sustainability features include rooftop photovoltaic panels, 15% roof lights, rainwater harvesting, energy sub-metering, electric vehicle charging points, and enhanced building fabric to reduce operational costs.
