en.Wedoany.com Reported - UK housebuilder Miller Homes has secured approval from Warrington Council to develop a residential project named Cobblestone Wood in Lymm, comprising 167 homes.
The project site, located on Warrington Road, covers 18 acres and was previously greenfield land. When Miller Homes acquired the site from Gladman Developments last year, it had already received initial permission for 170 units. This detailed approval means site work can commence. The project will include 167 one- to five-bedroom homes, with 30% designated as affordable housing.
As part of its planning obligations, Miller Homes will also invest approximately £3 million in educational, healthcare, and sports facilities, as well as improvements to the Trans Pennine Trail, which runs along the southern boundary of the site. John Hardy, Regional Land Director for Miller Homes in the Northwest, stated that securing planning approval for Cobblestone Wood is a significant milestone, enabling the company to proceed with delivering much-needed new homes in Lymm. The project will bring substantial benefits to the community and improve local infrastructure.
Lichfields provided planning consultancy for Miller Homes, with advice also given by Hepworth Acoustics, Ascerta, Landscape Architecture, and Eddisons. Miller Homes stated that in 2026, its target is to complete over 400 new homes in the region, with a total contract value of approximately £133 million. In Lymm, the promotion process for this site has spanned nearly eight years.
At the same meeting, Warrington Council also granted outline planning permission for Nightingale Land to build 55 homes on a 6.4-acre greenfield site at Reddish Lane in Lymm. This project proceeded despite 132 letters of objection, including opposition from Tatton MP Ester McVey.
