en.Wedoany.com Reported - UK mixed-tenure housebuilder Vistry has secured a resolution to grant planning permission unanimously from the London Borough of Enfield Council for a partnership-led regeneration project on a site adjacent to the former North Middlesex University Hospital in Edmonton.
The brownfield site is owned by the Greater London Authority's Land and Property division (GLA Land and Property). Vistry was selected as the development partner through a competitive procurement process and is progressing the project in partnership with housing association Hyde Group, which serves as the registered provider and long-term affordable housing partner. The architectural design is by HTA Design. The project will deliver 306 affordable homes, comprising 152 social rent homes, 154 intermediate homes, and key worker housing for eligible hospital staff. Supporting facilities include a nursery and a café.
Approximately 1,700 square metres of open space and play space sit at the heart of the scheme, surrounded by new greening, sustainable drainage systems, and improved walking and cycling routes. All homes feature private outdoor space; 76 are three-bedroom or larger, and 10% of homes are designed to wheelchair-user standards. The partnership will create wider social value through local employment, apprenticeships, skills, and training opportunities, ensuring investment in the site delivers long-term benefits for Edmonton.
The planning resolution is subject to the completion of a Section 106 legal agreement. Construction is expected to commence later in 2026.
