Wedoany.com Report-Oct. 9, UK-based Zaha Hadid Architects (ZHA) and Serbia’s Bureau Cube Partners have won the international design competition for the mixed-use Alta Tower in New Belgrade, Serbia. The project will serve as the new headquarters for Alta Bank, featuring a combination of commercial, residential, and leisure facilities designed to integrate with the surrounding cityscape.

The 35-storey tower will rise within New Belgrade’s Block 32, strategically located near the Merkator Shopping Center, the upcoming Merkator Station on Line One of Belgrade’s planned metro system, and within walking distance of the Ušće Park promenade. The development aims to contribute to the city’s ongoing urban renewal while setting a new architectural benchmark in sustainability and design efficiency.

Alta Bank’s executive offices will occupy the uppermost floors of the tower, offering panoramic views of the city. Residential units will be positioned on the levels below, providing modern living spaces with natural light and access to shared amenities. The podium section of the tower will include Alta Bank’s additional office space and rental offices, while the street-level plaza will feature retail and leisure areas designed to encourage public engagement and pedestrian activity.

The building’s podium is designed to align harmoniously with the surrounding urban environment, incorporating landscaped terraces, gardens, and pedestrian walkways that connect seamlessly with adjacent public spaces. The interiors emphasize openness and natural illumination, enhancing energy efficiency and occupant comfort.

Sustainability is central to the tower’s design. Vertical louvres integrated into the façade will reduce solar heat gain, minimizing the need for artificial cooling. Local construction materials have been prioritized to support regional industries and enable modular construction techniques that optimize resource use and reduce environmental impact.

According to the design team, the Alta Tower reflects a vision of functional elegance and environmental responsibility, balancing aesthetics with performance. The project combines Zaha Hadid Architects’ global design expertise with Bureau Cube Partners’ local knowledge of urban context and construction standards.

By blending office, residential, and commercial spaces within one vertical complex, the Alta Tower aims to create a self-sustaining urban ecosystem that enhances the vibrancy of New Belgrade’s business and residential districts.
