Wedoany.com Report on Mar 4th, Growthpoint Properties plans to develop a logistics park named Indlovu in the Montague Gardens industrial area of Cape Town, South Africa, with a total investment of R578 million. The project is located on the site of the former PPC facility and is expected to have a total leasable area of approximately 38,600 square meters. It will be divided into nine large units, ranging in size from 3,900 to 4,600 square meters each, with each unit comprising warehouse and office space. Construction will commence in May, and the park is expected to be completed and ready for occupancy by mid-next year.

The logistics park is designed for flexibility, with units that can be combined into a single space of up to 38,000 square meters. Building features include nine-meter-high eaves, FM2 power-polished floors, heavy-duty loading equipment, and yards at least 32 meters deep to optimize vehicle movement and cargo handling efficiency. Five-meter-deep canopies above the loading doors ensure weather-protected operating conditions.

The park will integrate a rooftop solar photovoltaic system, backup water storage tanks, and a rainwater harvesting system to enhance sustainability. Natural light is introduced into the warehouses via translucent panels, reducing the need for artificial lighting during the day, while energy-efficient LED high-bay lighting is also installed. Each unit is provided with 250 A three-phase power and fiber optic connectivity. The warehouses are also equipped with a comprehensive sprinkler protection system, including backup pumps and in-rack sprinklers.

Security measures include 24-hour area surveillance, access control, CCTV, electronic fencing, and street lighting. The iconic PPC cement silos will be demolished prior to development. This represents a redevelopment opportunity acquired by Growthpoint after PPC relocated to the Riebeek Valley. The group stated that this move aligns with its strategy in South Africa, aiming to increase its exposure to logistics and retail properties and its investment in the Western Cape province.
