Jersey City Reaches Agreement with Kushner Real Estate Group to Replace Planned Pompidou Center with Affordable Housing

Wedoany.com Report on Mar 4th, Jersey City's Journal Square Artwalk Towers housing development recently announced a revised plan. The originally proposed branch of the Pompidou Center will be scrapped and replaced with additional affordable housing and a community center. Designed by Handel Architects and supported by the Kushner Real Estate Group, the project will consist of two high-rise towers, totaling 1,189 residential units. On March 2, Mayor Steven M. Fulop announced that negotiations are underway to add more affordable housing to the project, along with supporting community facilities.

The Artwalk Towers project had previously allocated approximately 100,000 square feet for the Pompidou Museum and received a 30-year tax abatement. This proposal faced opposition from local residents and council members. In 2024, City Councilwoman Denise Ridley stated that residents preferred tangible services like affordable housing and public amenities. This planning adjustment was proposed by Jersey City residents and resulted from an agreement negotiated between Mayor Fulop and KRE Group President Jonathan Kushner.

In a statement, Mayor Fulop said the previous administration's Pompidou Center concept lacked financial viability and thanked KRE Group for their willingness to collaborate on a new vision. He stated: "They came to us with a proposal to pivot from a museum to much-needed affordable housing. That flexibility deserves recognition. This is the kind of partnership this city needs." According to the Mayor's Office, details regarding the new affordable housing component will be announced soon.

Construction on the first tower of the Artwalk Towers project has already begun, with the overall project slated for completion in 2027. In 2024, KRE Group secured a $175 million loan from Kennedy Wilson to fund the project's construction.
