The first phase will deliver 355 homes as part of a planned large-scale mixed-use residential community adjacent to Pudding Mill Lane DLR station. When fully completed, the residential development masterplan will deliver 948 mixed-tenure homes across four phases, with at least 45% designated as affordable housing. The approved first phase includes five residential buildings ranging from three to seventeen storeys, situated adjacent to the Olympic Park.

The residential development, designed by architects Maccreanor Lavington and Gort Scott, will also feature a nursery, a proposed health centre, retail space, and community facilities in its first phase. Public realm and green infrastructure includes the creation of City Mills Riverside Park, a new riverside pocket park, and over 1,200 square metres of play space woven throughout the residential development.

In terms of sustainability, the residential community will operate as a fossil fuel-free scheme, integrating on-site air source heat pumps, climate-adaptive landscaping, sustainable drainage systems, and wider environmental improvements.

Rob Wilkinson, Managing Director of Vistry South London, stated that construction on the first phase is expected to begin this autumn, with the entire residential development scheduled for completion in 2033. A reserved matters planning application for the second phase is expected to be submitted in summer 2026.
