en.Wedoany.com Reported - Allied London Development Management is advancing the "One Castlefield" residential project in Manchester on behalf of Chatha Capital, a real estate investment firm focused on the UK and Europe, representing the interests of the Chatha Family Office. The project proposes the construction of 593 homes on a brownfield site on Ellesmere Street, approximately 170 more units than a previously approved scheme.

The site, located between Ellesmere Street and Trentham Street, was cleared in 2021 and was formerly owned by DeTrafford Estates. It is described as "the last undeveloped plot within the St George’s regeneration masterplan." DeTrafford secured planning permission in 2017 for a £75 million development comprising 419 homes along with commercial and leisure uses, but the company collapsed after demolition work and before the delivery phase, leaving the site vacant.

Architecture firm Denton Corker Marshall has been appointed to design the project. A public consultation process has now commenced, with a planning application to follow. In addition to online consultation, the project team will host an in-person event on Thursday, June 18, from 4:00 PM to 6:30 PM at Makers Quarter (16 Worral Street, postcode M5 4TH).

The updated scheme comprises two buildings of 8 and 46 storeys, totaling 593 homes. The tower will contain 436 units, including 172 one-bedroom, 258 two-bedroom, and 6 three-bedroom apartments; the lower building will feature 157 units, comprising 26 one-bedroom, 98 two-bedroom, 20 three-bedroom, and 13 four-bedroom apartments. The unit mix is predominantly one-bedroom and two-bedroom homes.

Allied London stated that the scheme will create a network of green spaces, including landscaped courtyards, play areas, and pedestrian walkways, along with extensive tree planting, biodiversity-focused landscaping, and sustainable drainage infrastructure.

Gary Mather, Development Director at Allied London, said the project aims to bring a long-vacant brownfield site back into productive use, complete the final piece of the St George’s regeneration masterplan, and directly respond to Manchester's ongoing housing needs. He noted that the proposal actively responds to the surrounding context and reflects the evolving character of the area.
