en.Wedoany.com Reported - Perigon Hospitality, through 2445 Ocean LLC, has submitted an application to construct a four-story mixed-use building at 2445 Ocean Avenue in San Francisco's Ingleside Terraces neighborhood. The project has applied for demolition and new construction permits, bringing new residential and commercial spaces to this major thoroughfare.

The building will stand approximately 40 feet tall, with a total area of about 7,450 square feet (approximately 692 square meters). The residential portion will cover around 3,600 square feet (approximately 334 square meters), planned as two three-bedroom apartments, while the commercial area will be approximately 3,850 square feet (about 358 square meters).

The project is designed by Troy Kashanipour Architecture. Renderings show a wood-frame structure with a beige waterproof panel facade and floor-to-ceiling windows, with the overall layout tailored to the triangular site.

Located near the intersection of Ocean Avenue and Junipero Serra Boulevard, the project is adjacent to the neighborhood's historic Ocean Avenue commercial corridor, just a few blocks from the Stonestown Galleria shopping center and Stern Grove. The project received approval from the city's planning department last May, with a construction period estimated at 18 to 20 months and a construction cost of approximately $1.95 million, a figure that does not include other development expenses.
