en.Wedoany.com Reported - Hudson Pacific Properties has submitted a planning permit to convert the upper retail and office spaces of a historic building at 901 Market Street in San Francisco into 136 residential units, while retaining the ground-floor retail space. The project is located in the Mid-Market neighborhood of San Francisco, within a six-story commercial building.


The building, standing 132 feet tall, was designed by Reid Brothers for the Old Hale Brothers Department Store, opening in 1912 and occupied by J.C. Penney's from 1944 to 1971. Reid Brothers was one of the most influential architectural firms in San Francisco from the late 19th to early 20th century, completing numerous office buildings, department stores, hotels, residences, and theaters on the West Coast. The conversion will reconfigure the 214,900-square-foot building, creating 138,500 square feet of residential space above 76,370 square feet of ground-floor and basement commercial space. The planned 136 units include 29 studios, 73 one-bedroom units, and 34 two-bedroom units.


The design plan is drafted by Ankrom Moisan Architects. Most of the historic facade will remain unchanged, but the atrium skylight will be removed and replaced with an open courtyard to provide fresh air for some interior-facing apartments. The site covers 0.66 acres at the intersection of Market Street and 5th Street, surrounded by the closed San Francisco Centre, a shopping mall anchored by IKEA, and the recently opened Serif SF apartment and hotel building. Estimated construction costs and timeline have not yet been announced.
