The site is located on industrial land, adjacent to a recently completed substation owned by CenterPoint Energy, primarily serving the growing electricity demand in the Houston load zone, a highly congested node within ERCOT, the largest battery energy storage market in North America.
Mitchell Bauer, President of GCI, stated that only a small fraction of land nationwide can be connected to the grid, and this land can be identified in advance. He noted that Megamouth is precisely the type of project targeted by GCI's model. The company secured the industrial land based on future grid interconnection capacity, gained control before project development, converted it for power use, and completed generator interconnection, now realizing its value through a long-term site lease. GCI's real estate team utilizes analytical tools, artificial intelligence, and development expertise to identify land with grid access potential. The company conducts comprehensive due diligence to ensure the site's title is marketable and that it meets permitting and construction conditions. After gaining site control, GCI leases it to large infrastructure operators for the construction, ownership, and operation of grid-connected energy projects, realizing the value of grid-connected land through long-term leases and site ownership.
