The project, developed by Stockport Council in partnership with Network Space Developments, is located off Bird Hall Lane in Stockport, with a total gross floor area of 115,000 square feet, divided into six units ranging from 8,400 square feet to 43,800 square feet. Designed by AEW Architects, the project is scheduled for completion in March 2027.

Caddick Construction is responsible for installing the timber frame, with all timber sourced from sustainable origins. Compared to traditional steel frames, the use of timber reduces the project's embodied carbon by 40%. In terms of energy efficiency and sustainable technologies, the park employs VRF heating and cooling, rooftop solar photovoltaics, smart building controls, air source heat pumps, natural ventilation, and smart lighting, aiming to achieve a BREEAM Outstanding rating and an EPC A rating post-operation. All parking spaces are equipped with electric vehicle charging facilities.

The site is located on a seven-acre brownfield plot, which was cleared by LK Group in December. Future plans include the introduction of newly planted trees, rain gardens, and sustainable drainage systems.

According to the council, future tenants will be low-impact businesses that do not generate significant noise or pollution, with CBRE and B8 responsible for sourcing these tenants. The total investment for the project is £25 million, partially funded by a £4.4 million grant from the government's Towns Fund. Planning permission for the project was granted in 2024, and in addition to AEW, the planning project team includes Spawforths, Tyler Grange, Wilde Consulting Engineers, and Kaizen Consulting.
