en.Wedoany.com Reported - In July 2026, at the project site of 355 Coxwell Avenue in Toronto's east end, Habitat for Humanity GTA, together with the Government of Ontario and the City of Toronto, held a topping-off ceremony, less than nine months after the groundbreaking. This six-story modular condominium project is expected to be completed in the second quarter of 2027, providing 33 affordable housing units.

This project is the first flagship modular housing initiative under the Ontario-Toronto New Deal framework. The land, a surplus site provided by the City of Toronto, aims to accelerate the supply of mid- and low-priced housing through modular construction technology. The total investment is approximately CAD 14.9 million, with CAD 10 million from the Government of Ontario and CAD 4.9 million from the City of Toronto.

The 355 Coxwell project will offer a variety of unit types, including 11 one-bedroom, 10 two-bedroom, and 12 three-bedroom units. The homes will be sold at "affordable" prices, targeting working families in Toronto with incomes between the 60th and 70th percentiles. Buyers will pay a maximum of approximately CAD 500,000 (based on 2025 standards, adjusted for inflation in the future). Habitat for Humanity GTA employs an innovative "zero down payment" financing model to help eligible families overcome the barrier to homeownership.

Founded in 2014 through the merger of three affiliates in Toronto, Brampton-Caledon, and York Region, with Durham Region joining in 2020, Habitat for Humanity GTA is one of the most influential non-profit housing solution providers in the Greater Toronto Area. The organization has set an ambitious goal of building 2,000 homes by 2030, and the 355 Coxwell project is a key step in its strategic plan.

Modular construction technology is the core feature of this project. Residential units are prefabricated in a factory and then assembled on site, significantly reducing construction time, minimizing material waste, and lowering the impact on the surrounding community. Compared to traditional on-site construction, modular building shortens the construction period by 30% to 50%, offering a replicable solution to address Canada's urban housing crisis. Located near the intersection of Coxwell Avenue and Gerrard Street East, the project is surrounded by parks, schools, and public transit facilities, ensuring convenient living for residents.

With the main structure completed, the project is now accepting home purchase applications from eligible families. The smooth progress of the 355 Coxwell project will not only provide stable homes for 33 families but also serve as a model case for Toronto in using innovative approaches to expand the supply of affordable housing.
