Financed by socially conscious investment firm Thriving Investments, this project marks a significant step in the ongoing evolution of the Dalmarnock area since the 2014 Commonwealth Games. The event spurred mixed-use development in the region, with the Athletes' Village becoming one of Scotland's most notable housing-led regeneration success stories.

CCG was a founding member of the City Legacy consortium. The consortium previously worked with Glasgow City Council to deliver a 700-home Athletes' Village in 700 days, accommodating over 6,000 people during the Games before transitioning into a mixed-tenure community comprising 400 social rented homes and 300 private sale homes.

Following the completion of Phase 1 in 2016, CCG is now launching Phase 2, building 58 homes on behalf of Thriving Investments' New Avenue Living Scotland fund. Thriving Investments, part of the Places for People group, has an established and growing presence in the Scottish residential sector through its New Avenue Living platform.

The development will offer a mix of two- and three-bedroom homes for mid-market rent. The remaining portion of the planned area will be allocated for private sale. Thriving Investments' New Avenue Living Scotland platform aims to expand the supply of affordable housing near employment centers for essential workers who cannot access social housing but struggle with private rents.

The platform employs a place-based, inflation-linked strategy and has successfully collaborated with small and medium-sized housebuilders to deliver nearly 1,200 homes for low-income households under its first Scottish fund, with rents offered at a discount to open market rates.

This construction milestone at the Athletes' Village follows the fund's recent achievement of reaching 1,000 homes in Scotland. The platform was established to channel institutional capital into the delivery of additional affordable homes and support place-based regeneration in high-demand areas.

Glasgow City Council leader Susan Aitken said she was delighted to see the next phase of work underway at the Athletes' Village, which will continue to drive the remarkable transformation of Dalmarnock and the wider East End. These 58 new affordable homes will help more people and families put down roots in a thriving community, support local residents, strengthen the area, and contribute to Glasgow's continued growth, investment, and success.

Ed Crockett, Fund Manager for New Avenue Living at Thriving Investments, noted that in the UK, one in three essential workers spends over 30% of their income on rent. Through the New Avenue Living platform, the organization is unlocking regeneration opportunities and accelerating the delivery of crucial housing for key workers who are often priced out of the areas they serve. The Athletes' Village exemplifies this model: partnering with experienced developers and contractors to deliver high-quality mid-market rent homes in areas with clear demand, good transport links, and a broader regeneration story. Reaching 1,000 homes in Scotland is a significant milestone for the fund, but it also shows what can be achieved when investors, developers, and the public sector work together. Ed Crockett also expressed gratitude to CCG, a long-term partner, for their expertise as the Athletes' Village enters the construction phase.

David Wylie, Managing Director of CCG (Scotland), said returning to the Athletes' Village holds great significance for CCG, which previously delivered 237 of the 700 homes in Phase 1 over a decade ago. The importance of this development and its subsequent regeneration cannot be underestimated; Dalmarnock is an area that has truly been transformed. He expressed pleasure in collaborating with Thriving Investments to continue this legacy with the valuable support of Glasgow City Council. This project reflects the strength of CCG's ongoing delivery program in the East End, with 384 mixed-tenure homes currently under construction within a 1.5-mile radius, all sustaining jobs, creating new employment opportunities, and bringing continued investment to the local supply chain.

Construction of these 58 new homes is expected to be completed by the end of 2027.
