en.Wedoany.com Reported - UK-based Linear Living's 251-apartment project on Cheetham Hill Road, along with 50 homes planned by Southway Housing Trust on the site of a former cricket club, are expected to receive planning approval next Thursday.

Linear Living submitted plans in March for a 24-storey residential building on the edge of Manchester's Green Quarter, comprising 251 homes, including four townhouses. The project's planner is Enabl, the architect is AEW Architects, and the planning reference number is 145243/FO/2026. The developer, which previously completed the first phase of the £34 million Trafford Gardens project, is now seeking to redevelop a long-vacant plot bounded by Cheetham Hill Road, Rhodes Street, and Fernie Street. Linear acquired the site from Delph Property, which had purchased it in 2018 from an entity backed by B&M Bargains founders Simon Arora and Bobby Arora. The site previously had approval for a 16-storey, 190-apartment scheme. Linear's new proposal is seven storeys taller than the earlier plan, reflecting recent growth in the area, which lies between the emerging Victoria North and Strangeways regeneration zones. Subject to planning approval, Linear Living expects construction to begin by the end of 2026, with a target completion date of early 2029.

Southway Housing Trust plans to build 50 affordable rent and shared ownership homes on the disused Elsa Road sports ground, the former site of Levenshulme Cricket Club. The project's planner is Pegasus, the architect is Calderpeel, and the planning reference number is 144830/FO/2025. The three-acre site, originally a cricket club ground, has been unused for sports for many years and is now overgrown. The plans include a mix of two-, three-, and four-bedroom homes, with 21 for rent and 29 for shared ownership. The houses will be built in a two-storey brick and tile style to reflect local architectural character. In recommending approval, officials stated that the scheme involves developing the site to advance and deliver several key city priorities, including new affordable rented family homes and shared ownership family homes. Southway Housing purchased the three-acre site from Manchester City Council last year as part of a deal in which the local authority disposed of ten sites across the city, totalling 700 homes. Sites in Moss Side, Gorton, and Miles Platting were sold to organisations including MSV, Southway, L&Q, and Legal & General Affordable Homes to help the council achieve its target of delivering 10,000 discounted homes by 2032.
