Wedoany.com Report on Mar 9th, A hybrid planning application proposes to demolish two existing warehouse buildings on London's Isle of Dogs and replace them with two residential towers, providing shared living and affordable housing, along with community and educational facilities. The development is designed by architect Squire & Partners for site owner Pirin Limited and its development partner Fifth State.

The centerpiece of the scheme is a 42-storey residential tower containing 843 shared living units specifically built for young professionals and key workers. An adjacent 27-storey residential tower will provide 153 affordable homes, bringing the proportion of affordable housing across the development to 42%. Of these, 121 will be low-cost rental properties and 32 will be intermediate-priced homes. Approximately two-thirds of the rental housing will contain three or four bedrooms, primarily designed for families.
The ground floor of the affordable housing tower will include a 161-square-meter community center, facing a new 1,500-square-meter public park planned for the southwest corner of the site. The hybrid application also includes plans for a new alternative education school in the northwest corner, with capacity for up to 100 students. This facility could provide up to 4,510 square meters of educational space.
Both residential towers will be clad in terracotta-colored metal aluminum panels. The shared living tower will use a darker hue, echoing nearby railway infrastructure, while the affordable housing tower will use a lighter tone. The developer states that the scheme will transform an underutilized brownfield site while helping to deliver new residential towers and community facilities within the Isle of Dogs Opportunity Area.
