Wedoany.com Report on Mar 11th, The Hill Group, having previously delivered Phase 1 of Clarion's High Path estate regeneration in Merton, has now signed a £45 million contract to undertake the housing construction for the project's second phase. This housing construction contract will deliver 147 new homes, comprising 9 houses on Abbey Road and 138 apartments within a new building on the corner of High Path and Pinckert Road. The homes will primarily be for social rent, with provision also made for existing resident homeowners.

The High Path project is a key part of Clarion's £1 billion Merton regeneration programme, aiming to replace 1,800 old homes with 2,800 new ones. Phase 1 housing construction delivered 134 homes, with around 90% already occupied by former High Path estate residents. Under the latest housing contract arrangements, the demolition of the former Lovell and Marsh House blocks was completed in winter 2025, with construction of the Abbey Road houses expected to commence in spring 2026. The next tranche of apartment block construction is set to follow in early 2027, subject to statutory approval from building safety regulators.
The new homes will be heated by air source heat pumps and feature photovoltaic panels on the houses to achieve gas-free operation. The plan also includes improvements to shared spaces and landscaping, refurbishment of the Phase 1 courtyard, provision of cycle storage for residents, and the reinstatement of a community centre within the Phase 2 development. These housing construction elements are designed to enhance the quality of life for local residents.
