Wedoany.com Report on Mar 11th, Cruden has submitted an application to the relevant authority, aiming to replace the house type plans within the previously approved residential development project at Kirkton Road, Neilston. The housing site received planning permission in May 2024, for the construction of 90 new homes, comprising 80 houses and 10 apartments. The newly submitted housing development application concerns 49 private-sale homes within the broader approved scheme and proposes to replace them with revised house types selected from Cruden's product portfolio. Permission for the remaining 41 homes had been granted previously.

According to the housing development application documents, Cruden reveals that the proposal retains the previously approved road layout, access points from Kirkton Road, and the broader development landscape strategy. The plans also include new tree planting, sustainable drainage facilities, and pedestrian routes connecting the housing site with surrounding green spaces. The homes within this housing development will be equipped with air-source heat pumps and electric vehicle charging facilities to enhance energy efficiency.
As part of the design approach, the housing development application acknowledges the local significance of the historic 'Scratching Stone' within the site. This feature will be preserved within the development, with the proposal allowing for its careful removal during earthworks and subsequent reinstallation in its original location and orientation once site levelling is complete. Cruden added that this approach also helps reduce the amount of imported materials required on the housing site. This application does not include affordable housing, as these homes already form part of the approved scheme for the housing site, with the overall development providing 25% affordable housing.
Andrew Duncan, Land Director at Cruden, said: "This updated application reflects our ongoing commitment to delivering much-needed, high-quality homes within our approved developments. While we are introducing a range of new Cruden house types, the overall layout, access arrangements, and landscape strategy remain as previously approved, ensuring thoughtful planning and continuity. We are committed to working closely with East Renfrewshire Council and the local community to create homes that not only complement the surrounding area but are also designed with sustainability in mind, to support long-term greener, more resilient communities."
