251 Homes and Former Hospital Redevelopment at Stretford Mall Set for Approval

One application, submitted by the council itself, involves 251 homes as part of the Stretford Mall redevelopment; the other, submitted by Promenade Estates, concerns the residential conversion of the former Stretford Memorial Hospital site.

A joint venture equally owned by Trafford Council and Bruntwood has submitted a detailed planning application for the first residential plot on the former Stretford Mall site on Chester Road. Application number 118672/RES/26 includes three buildings up to 10 storeys, providing 120 one-bedroom apartments, 115 two-bedroom apartments, and 16 three-bedroom duplex apartments. The project also features private resident courtyards, a nearly two-acre public park, and ground-floor retail units at the southwest corner. The scheme does not include affordable housing but is supported by £24 million from the Greater Manchester Good Growth Fund, which totals £2 billion. The approved masterplan for the mall site requires 25% of the total 800 homes to be affordable, and the joint venture has committed to delivering the required 200 affordable homes across the remaining 552 units. No resident parking is provided on site, but the scheme is adjacent to a multi-storey car park. The project team includes Deloitte, Re-form, AHR, Royal Pilgrim, BB7, Renaissance, Curtins, Bidwells, TACE, Harley Haddow, GIA, Jameson Acoustics, BWB Consulting, Steven Levrant Heritage Architecture, Bidwells, Bruntwood, and Brooks Ecology.

Promenade Estates' application, number 118032/FUL/25, involves the former Stretford Memorial Hospital site. The oldest building on the site, Basford House, which was a maternity hospital and the birthplace of Joy Division lead singer Ian Curtis, will be converted into six two-bedroom apartments. Promenade Estates acquired the site from Manchester University NHS Foundation Trust in 2022. Elsewhere on the site, Promenade Estates, alongside delivery partner Brack Construction, will build 29 three- to four-bedroom homes, including townhouses, semi-detached, and detached houses. The project includes 66 parking spaces and 106 bicycle storage spaces, with an estimated construction cost of £15 million. If the planning application is approved, on-site work could begin in September. Daniel Hynd, Managing Director of Promenade Estates, said this was the result of collaboration with the local authority's planning and conservation teams, and the company hopes the development will serve as a model for a "brownfield-first" strategy. The scheme was designed by Buttress Architects, and the project team also includes LDA Design, Cre8 Land and Planning, Steven Levrant Heritage Architect, Tetra Tech, Mode Transport Planning, and Adept.
