Located along the Outer Ring Road in the Puppalguda-Narsingi area, this project represents the developer's latest move in the luxury residential market. According to TS RERA regulatory disclosures, the master plan includes four residential towers.
The high-density expansion of Hyderabad's major technology corridors has prompted developers to shift toward vertical development, with high-rise projects becoming the new standard in this market segment. The project spans 4.04 acres, with over 70% of the core area dedicated to landscaped open spaces and municipal infrastructure. The four towers, numbered A to D, each include three basement levels, one ground floor, and 58 to 59 above-ground floors, with a building safety height of 243.7 meters. The towers feature a fully integrated glass curtain wall system, with a floor-to-ceiling height of 3.9 meters to meet technical and climate control requirements.
The project offers only 282 high-end units, emphasizing low-density configurations per floor: some floors accommodate just one or two large sky villas. Units feature 4-bedroom and 5-bedroom multi-room layouts, with built-up areas ranging from 6,520 to 11,999 square feet, including a main living room, dedicated staff quarters, separate functional zones, and private elevator lobbies.
Infrastructure includes an on-site water treatment plant for groundwater filtration, a dedicated sewage treatment plant to recycle water for landscape irrigation, an automated internal garbage chute system, and high-speed elevators equipped with variable frequency drive systems to reduce energy consumption. The project is adjacent to the Nehru Outer Ring Road, providing commuting access to the financial district, Kokapet Neopolis, Hitec City, and multiple multinational corporate campuses. Real estate analysts note that such high-rise luxury developments reflect Hyderabad's transformation into a significant vertical real estate market.
