The approved reserved matters application is part of the "East Stevenage" masterplan, which will ultimately deliver up to 618 homes, along with a primary school, community center, community facilities, and extensive public open space and green infrastructure.
The southern phase will provide 408 homes, with the community designed to emphasize tree-lined streets, open spaces, and a pedestrian-friendly environment. The development is planned around three distinct character areas to reflect the local character of Stevenage.
A community hub will be located at the heart of the project, featuring local shops, children's play areas, and a mix of modern apartments and spacious family homes. Residents will also benefit from enhanced public transport connections, a care home, and assisted living facilities. The Village Quarter will include traditionally styled homes set within carefully landscaped streets to create a distinct sense of place.
Drawing inspiration from the Garden City movement, the masterplan aims to create a walkable community that encourages active travel and supports a healthier lifestyle through a network of green corridors, walking and cycling routes, and interconnected open spaces.
Sustainability has been integrated throughout the design process, with existing woodland, mature hedgerows, and public rights of way preserved where possible. These natural assets will be complemented by additional tree planting, biodiversity enhancements, and sustainable drainage systems to create a greener, more resilient community.

The project will not only provide new homes but also create a thriving community where residents can enjoy green spaces, local amenities, and excellent transport links.
