Wedoany.com Report on Mar 7th, The Hounslow Planning Committee has approved Hadley Property Group's comprehensive development proposal in Brentford, West London, to transform the former GSK headquarters into a large residential district comprising over 2,300 homes. This retrofit-led scheme will retain the original campus's basement and substructure, forming the foundation of the development alongside two existing buildings, including a high-rise tower. This approach is expected to save over 34,500 tonnes of materials.

The planned 2,324 new homes at 980 Great West Road will establish this district as a significant residential space in Brentford. The mix includes 227 social rent homes, 90 intermediate rent homes, 506 student accommodations, and 296 co-living units. The project will also provide over 300,000 square feet of commercial, community, and educational space, including new NHS primary care facilities and a Tech & Innovation Centre, equipping the community with comprehensive amenities. The design team is led by Haworth Tompkins, with Studio Egret West, Metropolitan Workshop, and DRMM serving as plot architects. Walsh is responsible for structural engineering, and Buro Happold handles MEP and sustainability design.

Over 60% of the scheme's land will be dedicated to public space, including play areas, gardens, and riverside walkways, enhancing the district's livability. The landscape design, led by Studio Egret West, will reconnect the River Brent, Boston Manor Park, and Brentford High Street, creating a continuous green network. In addition to the GSK retrofit project, Hadley currently has several other development proposals in Stratford and Tower Hamlets. Collectively, these three projects plan to deliver nearly 5,000 new homes and 500,000 square feet of non-residential space. The approval of this scheme marks the official commencement of the implementation phase for this major residential district transformation.
