en.Wedoany.com Reported - Planning permission has been recently granted for a new development of 77 homes in Coalville, Leicestershire, UK, specifically designed for individuals aged 55 and over. Multidisciplinary design practice rg+p Ltd secured the planning permission for the redevelopment of a site off Baker Street in the town of Coalville, North Leicestershire. Working with Geda Construction, they designed the proposal for Trent & Dove, transforming a derelict industrial site into a development that addresses the housing needs of the ageing population.

The project comprises 77 one- and two-bedroom affordable social rent apartments. It includes a residents' lounge, guest accommodation, a communal lobby, office space, buggy storage, parking, and landscaping features, including a sunken garden.

Sarah Grocock, Principal Architect at rg+p, said: "Our material selection focused on red brick and clay tiles to connect with Coalville's industrial heritage, but the design introduces forms such as feature gables to soften the scheme and give it a domestic feel. Varied street scenes define distinct character areas within the building, helping to signal the transitions between public, semi-private, and private spaces."

The approved scheme includes an extension to Linden Road, a sustainable drainage system, and landscaping features providing built-in nest bricks, bat roosting bricks, bee bricks, and hibernation shelters for invertebrates. Sarah Grocock noted that this permission is a node in the wider Coalville Masterplan work, which also includes the neighbouring Walworth Road development. The Walworth Road project has already delivered 77 homes.

Charlie Riley, Development Director at Trent & Dove, said: "rg+p's design for this brownfield site will tie in with the wider regeneration project while retaining a sense of individuality. Their design aligns with our vision for this development."

Construction on Baker Street is expected to commence soon. The project team includes Arcadis as Employer's Agent, BSP Consulting as Civil, Structural, and Highway Engineers, Langcroft as Developer, and William Saunders as Highway Engineer.
