Wedoany.com Report on Mar 9th, An updated plan for a residential project in the Upper Land Park area of Sacramento, California, was submitted on March 8. Developer Nathan Cunningham, through 401 1st Ave, LLC, applied to construct 38 detached townhome-style residences on the property at 401 First Avenue. The submitted residential project plan shows adjustments compared to the earlier proposal, with a reduced residential capacity from the original apartment building design.

According to the plan, the residential project will develop approximately 43,100 square feet of space on a 0.65-acre site, comprising 38 three-story, one-bedroom townhomes. Twenty of the buildings will include mezzanine levels, and parking will accommodate 34 vehicles. REgroup is the project architect. Renderings show a contemporary design style with streamlined exteriors and windows of various sizes. For buildings with mezzanines, the top floor features a recessed terrace overlooking the internal driveway.

The site is located on First Avenue, between 3rd and 5th Streets, adjacent to the newly built master-planned community Broadway Mill. If the residential project is ultimately realized, it will add new housing options to the area.
